Project Overview

Greenfire Campus sits lightly on the land. Fifty percent of the site is green space dedicated to urban habitat and gardens, allowing all the city critters to live together. Thoughtfully combining office, residential and retail uses, the campus is designed so that each use contributes to the success of the others. When complete, the campus includes a five-story apartment building with 18 homes and a four-story, 18,000 sf office building with retail on the ground floor.

Alongside the buildings, there are rainwater storage cisterns, a pea patch, urban agriculture, yards, decks, plazas and a riparian zone designed to provide bird habitat and to filter water through rain gardens.

The apartment homes range from 500-1,500 sf and include ground floor live/work lofts. A guest suite allows visiting friends and family to experience life at the Greenfire Campus.

The anchor tenant for the office building is a sustainably-minded tenant who will occupy the top two floors. Interested like-minded tenants are encouraged to contact us at info@greenfirecampus.com.

The office and living spaces are enhanced by retail and restaurant spaces that are in keeping with the spirit of the campus. Interested like-minded tenants are encouraged to contact us at info@greenfirecampus.com.

The Neighborhood

Seattle's Ballard neighborhood is home to the Greenfire Campus. Ballard is known for its Scandinavian heritage and connection to fishing and industry via the Lake Washington Ship Canal and Ballard Locks. The neighborhood is also renowned for its restaurants, walk-friendly happy hours and bustling Sunday farmer's market, one of the city's busiest.

The Greenfire Campus is just east of, and adjacent to, the Ballard branch of the Seattle Public Library. The Ballard Library opened in 2005 and is a source of neighborhood pride for its sustainable features, including a green roof, solar panels and "notch and tab" furniture designed to be waste-free.

The Greenfire Campus design takes cues from the Library's use of diverse materials and inclusion of the natural environment. These include wire mesh and metal panels reminiscent of waterfront industry, but also wood finishes and natural patterns to tie to the craft-oriented history of Ballard.

As an urban infill development neighboring the Ballard Library, the Greenfire Campus hopes to be an inspiration for other local projects.
